Kingsbury by TDI at Kundli

There are a big number of people who are now getting together in Delhi contemplating legal and media based action against TDI for their behaviour and practises. Mostly, this has centred around the new and enhanced EDC being levied by TDI on customers who have already paid in full and been allotted as well as other customers who are feeling the pinch of firstly not getting anything at all in over three years and now bearing the brunt of more and more payments with no work to be seen almost.

I would request all investors of TDI to join this e-group mentioned in the post and comments of this blog entry. Together we can take a lot of action and media will also cover this if only they see the numbers and see the story in how the semi-reputed builders of this day and age are also fleecing customers. Look forward to some new folks joining the group and joining the action against TDI in Delhi.

Just spoke to them again, and apparently for the 3BHK, Kingsbury, where I have the apartment, the allotment has STILL not reached 407 (my priority number). The thing is, we booked in APRIL 2006. We were made to pay again in JUNE 2007 by saying the allotment is coming up, even when the second payment was to be done ON ALLOTMENT. Since then, there is deathly silence except for new schemes all the time either trying to make you pay up in advance and being blackmailed into paying to get some allotment/possession/something.

The allotment apparently will still take “some time”.

The website, to which I am putting up some links below, actually talks about possession coming “soon” when I have not got a clue about allotment also. When I questioned the gentleman about it, he said yes, some possession is coming and it is for people who booked earlier than you. I mean, how much earlier could they have booked? 10 years before me? And I booked in original allotment with TDI directly!

Such brazen flouting of rules or principles should really be taken up by the authorities. Is there no one to oversee delivery and promise-keeping from these builders.

Just spoke to the TDI Service Centre on 42166666. Point no. 1 – At least they talk politely and try to help. Of course, if there is nothing happening then no point blaming them for it or shouting on the staff… but they tell you what they can.

Updates:

1) Apparently the allotment for 3 BHK has happened till priority number 160. Mine is 407 so god knows when it will happen.

2) If you pay 90% of the amount, maybe also through the financing scheme in the comments below, then you can get immediate allotment.

3) Within 10-15 days of allotment, you will also have to pay the next installment which will be 277232.14/-

4) It is ABSOLUTELY SAD, but the pictures I have put up here on this blog are not of the apartment we seem to have bought as the woman told me that now “digging” is going on for the site!! Wonder what this building was on the TDI Site.

5) I remember when I had bought the house, it was supposed to be 1625 sqft. and now when I look at the receipt they sent me for the payments, it says 1400-1500 sqft. I had even confirmed with the contact centre very early on and they had said it was going to be 1625 sqft. Where did the amount in between go?

Seems like the place where me and my buddy invested in a flat finally seems to be taking off. It is really sad that we are not in India at the moment and I don’t know whats happening with the allotment of this flat. We really wanted to get in on an advatageous location within the complex. Perhaps overlooking the swimming pool :)

I guess all the optimism about something happening with TDI is waste. It has been almost 2 years since the booking investment was done and more installments have been paid since then. Had the same booking money been put with any of the other developers, it would have resulted in monetary gains for sure. This compares rather badly with the negative premium going on these TDI properties as far as I know. In any case, in two years, people usually develop and deliver the properties under construction. God help us!!!

    I also wanted to update on the unbelievably unprofessional manner of going about the project from TDI’s side. We were asked to pay the second lot of money some time around the end of last year, or maybe even earlier than that with the promise that allotment for the flats would happen in a months time.

    This date has since then been pushed back a zillion times, and today, almost a year late, there is still no news ( at least with me) on the allotment of the Kingsbury flats in Kundli by TDI. Sad.

      I also have been cheated badly by them. I am vpod2009@hotmail.com. First in Aug 2007 , i was given allotment in a tower that did not exist

      This year when we visited their Site to our shock and surprise that complete tower didnot exist.

      when after a lot of argument they gave us a fresh allotment ,they insisted on 90% payment for the same . This also we agreed as we were stuck and did not want to go legal on this.

      The rest of the papers they gave us including the new allotment and contract & Letter to bank for the loan, but they didnot give us the payment schedule. After visitng them 3 times they gave us the same.

      To our shock they gave us a statement of down payment plan showing that a large sum of money as interest penalty will also have to pay. This when they allot ed us a fresh flat no only last month.There statement is that it is a software bug and whenever we will give them the Chq. for the balance 90% ( we have already paid them apx. 8 Lac.)

      Now we are not sure what to do , can some one guide us.

        I had till date paid 3 installments amounting to Rs. 11 lakhs till date , i had booked 3 BHK during their prelaunch.I was given the allotment on my last installment in W Block, but i have been told the the work has not been started for W Block yet.
        i am again supposed to pay 4th installment before 9/7/2009, or else i will be charged 18% interest per day!!!!!.
        this is a arm twisting of the customers who believed in TDI as a fair organisation.

    Seriously man, it is really really sad how some developers can go on with activities in this manner and even the government sits and watches. The house should have been probably ready by now if I go with what we were told on day 0. Forget about that, when we paid the second installment in Jan 2007 or so, we were to be given allotment asap. In fact, they said it was already delated by us. It has been a FULL YEAR now. No news of where this is going.

    Forget about the fact that the broker never gave back the money he had promised he would give from his part of the commission.

    Tdi is just bullshit. I am really disappointed that I booked a flat there. There is no news. Whenever we call their office we are told that the work is going on, but do not give any details. Since they do not give any details about the work going on, it itself explains that the work is going on only virtually and no physical construction.

    I have been patiently paying them but I haven’t paid last few payments because I don’t know when the possession of plots be given. I have a plot in sector E and I have been told by Property agent that possession will be given soon but no fixed date. The property hasn’t appreciated since I bought i.e.allmost 2 years. I hope it appreciates this year with Kingbury due for completion.

    TDI needs to get their act together if they really want to compete with other big builders.

    we booked 3 plots and our situation is same like others. I think we really should do something about it. My parents have invested 9 lakhs in this Kundali Bullshit. TDI is fraud thats what their past history explains pretty well. I think we should all group together and do something about it or otherwise our hard earned money is going to be wasted.

    everytime they are saying in next 20 days they will allot the flat .

    TDi has launched unique payback scheme for their Kingsbury project this week as per which the allotte to pay the whole payment through loan from Punjab National Bank and TDI would bear the interest component till the time the flat is allotted. I personally liked the scheme as it is mutually beneficial for both tDI and allottes but this surely warrants committment from TDI that they would spend the amount generated from allottes on the Kingsbury project only. Considering that initially the interest component in EMI is almost 80% to 90%, this would help me in saving almost 5 lakhs in 2 year period & since TDI would be collecting all the money in one go, this should help them in expediting the project. I recently visited Kundli to get first hand experience on pace of construction and saw that few towers have come up, however currently it seems the focus is on building A-K blocks. Heartening to see some work at last on the TDI mall… All would agree that Kingsbury project has taken terribly more than required time. Nevertheless I feel that project should take off now…. similar to what happened in other areas.. remember what happened in Gurgaon or dwarka.. Lull (no buyers) for few years followed by storm (Steep rise in property prices)

    Congratulations to all who invested in Kingsbury Apartment in Kundli. I went to the site last week and am happy to note that the work is finally going on at a good pace now. I also survryed the market and now the people who bought the flats at rate of 1450 psf can get a premium of about Rs. 3 lakhs. It seems that blocks A-E be ready for possession by 2-3 quarter of 2009.

    Hello Everyone

    My family has invested in 3 properties in TDI Kundli. A flat, a shop in Rodeo Mall and a 700sq.yd. plot.

    There is no news on any of the properties as the people in their office do not reply to emails. I live in UK and everytime i call them i am put on hold and them randomly transferred from pillar to post.

    Can someone kindly guide on the development and future prospects of the same.

    Is it true in the last 2 months prices have moved up for plots and flats in TDI kundli ?

    I have 3 plots there in Block A,B and F –

    I was quoted these prices by the dealer –

    A Block – 20-21k per sqyard
    B Block – 18-20k Per sqyard
    F Block – 15k per sqyard

    Is it true ?

    I don’t know if the prices has appreciated that much but I can say that I went there last month, all the roads are ready, Plots in E-block are ready and company may start giving possession anytime. Company has already given possession for A, B, C blocks for some time. Mall construction is at full speed. The whole area is coming up like anything.

    I am sure there will be a lot of appreciation in 2009 and it will be an expensive place in 2010.

    Realty experts are predicting by 2010 – prices will cross 40-50k per sqyard in Kundli. I don’t whether it’s possible or not.

    Price have increased for entire Belt — I guess 250 sqyard plot in H -Block will cost approx 11-12000 per sqyard

    Hold on till 2010 end and expect prices to double by that time.

    Hello Guys,

    Got a call from my property agent and he said prices in Kundli has moved up.

    A-B-C blocks- anywhere around 20k
    E block – Anywhere around 16-17k
    F block – around 15k

    Property agent was happy to sell my plot at the above prices and I haven’t even taken possession.

    Anyway, ask you friends to buy soon before it is too late.

    Hi…I have realized after investing in TDI that they are frauds and do a hand twisting with their investors.Now a days they are not only charging heavy interest from the investors but have also started putting penalities to extract extra money.Who so ever is paying them interests pls. calculate at your end also as they are doing lot of intentional miscalculation in that also.SO guys just be cautious with them.And moreover the prices escaltion you are seeing now are just being manipulated by them to increase the marketshare of their project so take maximum advantage of it..pata nahin kal ho na ho :)

    I think the rates are little high as compare to last year but only because when TDI itself increased there company rates , not sure its really high or not/???

    Even I am planning to invest in Kundli………….should I do .or look somewhere else like Faridabad, Bahadurgarh???

    Well prices are rising from the last 3 months. To the best of my knowledge – These are the lates approx rates –

    A Block — 25000+ per sq yard
    B Block — 23-24000 per sq yard
    C Block — 21-22000 per sq yard
    F Block — 19-20000 Per sq yard

    Faridabad is good but rates have gone up by more than 100% in the last 6-8 months. Invest only keeping 3-5 years time horizon.

    Nehar par rates are above 16-17000 per sqyard
    Greenfield is around 35000 per sq yard

    In Faridabad – nehar par area — more than 35000 flats are coming – range is anywhere between 1500 – 2700 per sqft.

    RPS builder is quite good – buy now n pay later @2200 per sqft
    Triveni/BPTP/Omaxe/Uppal … loads of builders are there.

    Triveni n BPTP is the cheapest — @ 1500 per sqft

    Yes BPTP “princess park” (nehar par) is available @1500 per sqft in resale — check the market

    Why BPTP princess park is cheap …. bcoz of high wastage area ( in super area).

    RPS is the best as far as space utilisation is concerned but in resale it is around 1800-1900 per sqft

    You can opt for TRIVENI galaxy — no premium as such and wastage wise it is much better but construction is slow

    BPTP princess park has got small rooms and approx 25-30% wastage

    having said that — now is the time to enter into kundli — rajiv gandhi university is launching in september ( latest news in the newspaper)- If by chance any big international college or university came in there — that place will become piping hot.

    Hi All, thanks for all the update on TDI. I had also invested on TDI 2 years back and it had started to seems like the pay back would take forever. I have finally decided to go for the EMI Scheme for TDI Kingsbury flats, its good, given the fact TDI keeps paying the interest back on time. My take is 2 years from now this property would be hot stuff.

    Rates at TDi is artificially created by the company and ite dealers, if u wanna sale it than they will give not pay u but if u wanna purchase than they will sale it in Block E & F from 18000 to 20000 per sq yards.
    so if u hv time than better to hold it for 5 years. other wise dont sale it less than 20k per sq yards. pls be in touch with email id vision17in@yahoo.com.

    To the best of my knowledge this is the ongoing price ( please correct me if i am wrong) –

    BLOCK – A,B and C – 20 to 25,000/- per sqyard
    BLOCK – D, E and F – 17 to 20,000/- per sqyard
    BLOCK – J, H onward – around 14 to 15,000/- – per sqyard

    I have heard Parsvnath has bought the land from TDI in Kundli and launched the city centre right next to ATLAS factory – does anyone has any info on the same ?

    TDI is planning to start giving possessions by Dec 2008 for Kingsbury aptts. A block certainly tops the list.

    I had gone to review the progress and was delighted to see serious work going on like tiles, paint etc.

    Chandigarh, January 5
    A team of income tax officials from Delhi raided the official premises of Taneja Developers and Infrastructure Limited (TDI) at Sectors 15 and 22 here today.

    Abhishek Garg, assistant director of income tax (investigation), said the raid was conducted across India. According to sources, the group has big projects in Delhi, Chandigarh and Mohali. Several teams comprising more than 100 officials and supporting staff conducted the raid under the supervision of Delhi income tax officials.

    The raiding teams were reported to have questioned some key staff members of the group. During the raids, which were continuing till the filing of this report, entry and exit from the premises had been restricted and telephone calls barred.

    While the officials refused to comment, sources in the department revealed that the raids were initiated on the basis of specific information that these groups were reportedly fudging accounts and returns that were grossly disproportionate to their sources of income.

    The officials seized a large number of incriminating documents, details of financial transactions, computer data and account books, which were being processed to arrive at the amount of concealed income so that additional tax liability, if warranted, could be raised against the defaulting firm.

    Cheers!!! Good news for all. A1,A2 is almost ready for possession and in A3, A4 work on wooden flooring is going on. Possession will be given as soon as A3, A4 is completed. I have a talk with site engineer and he is saying that possession will be given in coming 3 weeks but it become fully functional(like lift facilities) in May. Also work over mall is going in a good pace. For living purposes some daily life shops is already running.

    Had visited the site in the last week of March’09.
    Pace of construction really slow.
    As shown in the photograph at the top March 10, 2009….that’s clearly shows only Part of A Block, one with sample flat is the only location with reasonable acticity.
    Rest locations-things are going at token speed.
    The way the things are, possessions in the blocks like upto J, shall not be possible for another 9-12 months easily.
    Another 12 months to see some occupancy in the location….so cooling period of another 24 months. Can’t makeout what are the returns going to be. Have till now invested upto 14lacs plus.
    Any tips/information please. What is the going rate to buy/sell in I/J/K blocks 2BHK.

      additional EDC Charges requested by TDI from Plot owners

      Hi All,

      I have recieved a letter from TDI today asking for the EDC charges whereas I had already paid the EDC charges(@ Rs800 per sq yard) long time back.As per the letter the EDC charges have been increased(1254 + 408.50= 1662.50 rs per sq yard) too as per the governent letter.Has anyone talked to TDI about this.

      Following is the excerpt from TDI letter:

      “a) As per teh records as on 27th June 2009 a sum of Rs X is outstanding in your account towards EDC charges @Rs 1254 per sq. yards alongwith interest for delayed payments
      b) Further the Government of Haryana has enhanced the EDC charges with retrospective effect.Consequently, you are further required to pay a sum of Rs X(calculated @ Rs. 408.50/- per sq. yd.)

      You are there fore requested to make a payment of Rs. X(a+b) on or before 9/7/2009″

      Now as per above text it looks like the EDC charge has become 1254 + 408.50= 1662.50 rs per sq yard.Thats really high compared to whats written in the agreement i.e. 800 Rs per Sq yard.Offcourse that was subject to change.But now the rate is more than double.Is this expected?

        I have received a similar letter from TDI.The Charges indicated for delay/interest are misleading. There was no delay on our part. We have already paid EDC @ Rs 1254/-P.sq. Yard.

        I am in the same boat, How can they increase the charges with “restrospective effect” that too after issuing allotment letters. Like this they can increase charges next year from 1600 to 2000 and so on whenever they feel like.

        I dont think we shall pay unless TDI provide clear justification. Infact enhanced charges (if any) shal be paid by TDI to haryana govt without involving the allotees, because the plot has already been allotted at a given rate.

    Already have the allotment (2BHK). Over the last 3 years have paid 14 lacs plus.
    Now got a demand letter from TDI for another 2lacs Plus.
    Kundli is a construction linked payment project where the possession was expected
    by max. December 2008.Possession & proper development of Kingsbury, so that any rental value is expected may take another 18 months plus.

    What should be done….
    TDI must also be liable for delay ..in.. developmental & Possesion.
    Our money 14 lacs plus over last 3-4 years has been locked in their project:can say with -ve returns as on date.
    Now they are asking for more without any time line commitments. Other builders have offered some discounts….what is the support/responsible action of the builder here.

    Should we hold the payment..what shall be our liability (any penalty) if we hold back the payment.

        in the model that i saw in Kundli recently , donot remember seeing R , have you seen the model at Kundli , where is R located, i have visited the site 3 – 4 times receintly , may be able to give you some clarity.
